The rent board
Every unit in one list, each printing how far into its year it has got.
Your tenant pays his rent forward in pieces he can carry. You watch the year fill, and you know months ahead who will land short.

61%In Nigeria a tenant must produce twelve months of rent at once, and most people do not have that money sitting anywhere. Abodiea replaces the one big day with a rhythm he can carry, so the year fills itself while he lives his life and you get on with yours.
See what replaces itFour buildings and eight units stop living in your head, a notebook and a WhatsApp thread.
A tenancy is named the day its pace slips, not the morning the rent is due and the money is not there.
Every payment is receipted against that tenancy, with a reference either of you can quote.
You add the unit and the rent, and Abodiea sends him a code. He claims the tenancy, verifies who he is with his NIN, and the unit is live on your board. You never type his phone number twice.

He picks a rhythm he can actually keep, daily, weekly or monthly, and Abodiea works out the amount from his rent and the time he has. Every naira goes into a wallet held against that tenancy. Rent paid forward is rent already handled.
Every tenancy has a pace. Abodiea compares what is in the wallet against how much of the term has gone, and tells you months ahead who will land short, while there is still time to have a conversation instead of a fight.
Is everything okay? Abodiea answers it the moment you open the app, and then lets you go deeper on whatever the answer was.

Named worst first, with the exact amount, months before the rent is due.
What the whole portfolio has taken, against what a full month collects.
The signed agreement, and a receipt for every naira, with a reference you can quote.
Scoped to the buildings you give him, and nothing else.
The next year starts thirty days before this one runs out.
A payment landed, a pace slipped, a term is closing.
What is in the unit when he moves in, filed with the agreement.
How long a unit has stood empty, in days, without you counting.
Agreements and receipts as PDFs, whenever you want them.
The tenant app never shows him a debt. It shows him a year he is winning, in pieces he chose and can keep. That is why he keeps paying, and why the money is there when the year ends.

At this pace she finishes 6 days early.
Daily, weekly or monthly, and he can change it when his money changes.
Every naira is receipted against that tenancy, with a reference he can quote.
A failed payment is his to retry, and you see that it failed as well.
The landlord pays a monthly management fee for a portfolio plan. Your tenants pay rent, and only rent, for as long as they are your tenants.
The portfolio plan
You pay for the portfolio. He pays the rent.
Tenants never pay Abodiea. Not a fee, not a cut of a payment, not at renewal. The rent he sends is the rent you are owed.

You see it long before the year ends, which is the whole point. His pace drops behind his term, he appears on the shortfall list with the exact amount he is behind by, and you have months to talk to him rather than a week to fight him. Whatever is already in his wallet stays yours to draw on.
It sits in a wallet held against that specific tenancy, not in a general pot and not in the tenant's own account where it can be spent on something else. It is his rent, paid forward. When the year completes it is yours.
He gets an SMS with a code, taps it, verifies himself once with his NIN, and picks an amount. After that he can pay by transfer like he already does for everything else. There is nothing to learn beyond the first five minutes.
No, and they never will. Tenants pay rent, and only rent. The landlord pays a monthly management fee for a portfolio plan, sized by how many properties he holds, and nothing is ever taken out of what the tenant sends.
One property is one annual rent you would otherwise spend the year hoping for, so the question is only whether it is worth ten minutes to set up. A single property gets the whole app: the board, the pace, the shortfall list and the receipts. Nothing is held back at the small end.
Abodiea starts the renewal thirty days before the term expires, so the next year begins before the current one runs out. If you would rather end the tenancy, you end it and the unit goes back to vacant on your board.
Yes. A caretaker is scoped to the buildings you give him, and every figure he sees is derived from just those: his dashboard, his board, his notifications. He never sees the rest of the portfolio.
No. Nothing in the product is tied to a city or a state. Annual rent demanded in advance is the same problem everywhere in Nigeria, and Abodiea works wherever your buildings are.
Add the building, invite the tenant, and watch the first payments land. You will know inside a week whether this changes how your year feels.
